Central Mumbai · Dadar West
Shivaji Park green in the foreground, the Sea Link on the horizon.
Dadar West through the sea-view lens
Dadar West's sea-facing homes look west and south-west across Mahim Bay toward the Bandra–Worli Sea Link, with the open expanse of Shivaji Park keeping the foreground low and green. It is one of the few Central Mumbai pockets where the arc is genuinely open rather than hemmed in by other towers.
The park protection is strongest for the front row along Cadell Road and the park edge. A tower one or two rows back can lose the bay behind a neighbouring parapet below the mid-teens floors. We report, per unit, the exact floor at which the water and the Sea Link come clear.
West and south-west orientation gives long sunsets over the bay and a steady sea breeze, with the Sea Link catching the light after dark. Monsoon-facing units take the south-west winds, so deck depth and glazing are worth checking.

Why buyers choose Dadar West
One of the few Central Mumbai pockets not hemmed in by other towers — Shivaji Park keeps the foreground open.
Sea-facing premium towers here run 62,500–76,700/sq.ft against a 53,400 locality average — a well-supported premium.
We flag redevelopment plots that could rise into the view later, and publish which floor bands clear the water today. Qualitative until verified per-floor deltas are available.
Bridges the island city and western suburbs with a bay view many denser pockets nearby do not have.

Common questions
Shivaji Park and the seafront keep the foreground low. Front-row towers along the park and Cadell Road therefore clear the bay from relatively modest heights. Units one or two rows back usually need the mid-teens floors or higher. We report the exact floor at which the bay and the Sea Link come clear for each home.
Dadar West averages around 53,400 rupees per square foot, but sea-facing premium towers run higher, roughly 62,500 to 76,700, and front-row projects with uninterrupted sea reach about 97,350. These are researched indicative ranges, not GrihVann quotes; each listing publishes its own rate card.
We track two live sea-facing launches in Dadar. Moraj Shivaji Park is a boutique tower with 3 BHK residences from ₹5.19 Cr. Three ICC, by Bombay Realty, offers 3 to 5 BHK homes; its rate card is published the day we receive it.
Dadar sits at the top of Central Mumbai, bridging the island city and the western suburbs. Its sea-facing stretch looks west across Mahim Bay, giving it a Central-Mumbai address with an open bay view that many denser pockets nearby do not have.
